1st Quarter Stats No Foolin’ | An Update from Crested Butte

The first quarter of 2021 was an anomaly and it broke the curve of our typical market trend that I have seen the last 15 years. In my career, I have noticed that the first quarter is always the slowest with regard to the number of sales. However, 2021 was a different story. From Almont to Mt. Crested Butte, the market is down 40% in overall dollar volume and saw a 53% decrease in the number of sales in 2022. The average sales price has increased 27% which directly correlates with the lack of supply. Interestingly, Gunnison is almost exactly the same as 2021. As the snow starts to melt, more homes will come on the market and we will kick into the summer selling season in no time. Watch my Market Update Video for more details.

I can’t believe it is closing weekend at CBMR! It was a great ski season and the epic storm over Christmas will go down in history as one of the best storms we have had, what a blast! I was hoping we could have a few more like that but luckily the snow pack held up well through the season. Most places around the country are living the glory of spring with flowers blooming and warm weather. We will have at least another month or even two of snow and cold. It can get old but remembering how important it is for the reservoirs, fire prevention and wildflower season eases the pain a little.

Please do me a favor and read this week’s Crested Butte News! Their April Fools paper gets me every year and it is hilarious!! The writers are so creative. My favorite article is the one about Vail changing the name of all the ski trails and marketing theme from Be Wild to Be Mild! Haha! My favorite quote: “We feel that the word dead gives the wrong impression about our terrain here in Crested Butte. We want people to come here and be mild.” The best trail name change: Sock-it-to-me renamed to Touch-me-gently. Hahahaha! It is too good. They didn’t post the whole section online so let me know if you want me to send you a copy. It is a good laugh!
