It is Time to Think About Snow!

The first snow on the peaks arrived today! It is just a sample of what is to come! The leaves are just starting to turn yellow and the leaf peeping pros are estimating the peak colors will happen from Sept. 25th-Oct. 3rd. It really just depends on the temperatures. If it gets colder, they will go quick!  Speaking of winter, it is coming and here are some winter prep tips!

The real estate market is back to seeing negotiations on the price, inspection items and more. In fact, I am working with buyers that were able to secure the property for less than the asking price and then also negotiated a significant credit on the inspection repairs. On the flip side, I was also able to get multiple offers on a listing and the sellers picked an offer that was perfect for them. It is a balance, which is healthy!

The average sales price is still on the rise. Last year, YTD, the average sales price for a single family home from Almont-Mt. CB was $1.8 Million (Median was $1.4M). Can you guess what it is this year so far?? $2.27 Million (Median is $1.8M)! A lot of this average was pulled up by a few very significant sales.

Do you have specific questions about the local real estate market? Let me know how I can help!

Have a wonderful weekend!!
Major Price Improvement! 112 and 114 Second Street – Now offered for $3,900,000 – Two incredible homes right in the heart of Downtown Crested Butte! The main home has been beautiful updated and is offered furnished and turn-key! The charming historic cabin is probably my favorite house in town. There is also a detached garage with a ton of storage and a brand new deck and hot tub. This is an amazing opportunity for a ready-to-live-in-home in town.

Just Sold! 243 Elk Valley Road 1C $699,000– This was the first time I had a property under contract the entire time it was under construction. These new units hit the market last October and my clients jumped right on it. They had to be patient as they took a little longer to build than originally planned (isn’t that a common story?!). But now they are living in their brand new townhome!!
