Winter Storm Warning, Wait What? | An Update from Crested Butte

The hills are alive!! We are catapulting into spring early this year. It has been really warm and beautiful this last week which has led to a lot of snow melting and an early showing of green and leaves on the trees. In fact, the wildflowers are even starting to show. There have been years where the leaves don’t pop on the trees until mid-June. We do have a winter storm warning in effect for the weekend and the forecast is calling for 5-10″ of new snow. It is snowing as I type this email. As terrible as that sounds, I am so grateful! We need a lot more moisture!

This early spring means the trails are opening up! There are a lot that won’t be ready to bike for another few weeks but right now, the Lupine Trail is amazing and beautiful! For an up-to-date list of trail openings, check here.

Alright, I am starting to sound like a broken record regarding the facts of the real estate market but I can’t emphasize the facts enough to help you understand the current climate here locally and nationally. Watch my video as I explain in more detail the reasons I feel we aren’t in a housing bubble.

We are still seeing significant buyer activity and more homes are hitting the market. Just this week, an agent in my firm represented the buyer on a record breaking sale for a home up Slate River that closed for $6,792,000 and 101 Pyramid Ave that is listed for $8,100,000 just went under contract today. There are multiple offers on just about every property listed below a million. One condo closed today that was listed for $525,000 and closed for $657,000 and another recording setting $1,190/sf. This was a two bedroom/one bathroom condo in Mt. Crested Butte. The crazy part is, it isn’t the busy season yet. I expect from this week forward, we will see a lot more exciting real estate activity. If you’re thinking of buying, I would get something under contract now before you miss out on today’s opportunities. Sellers, if you’re thinking about selling your home or just curious about the value, let’s talk because the timing could be just right.

If you’re in town next weekend for Memorial Day, be sure to check out the sidewalk sales on Elk Avenue! There will be some awesome sales and deals on summer essentials. It sounds like Cottonwood Pass will open on May 26th and Kebler Pass will be open by next weekend as well but they are doing some repairs so they haven’t set a firm opening date.
